That Council approve a
variance to Sign By-law 2005-439, to permit a new wall sign band with an area
of 33 per cent of the wall face as shown on Document 2, for the uses facing
Bank Street on the property at 1729 Bank Street, provided that the
existing wall signage be removed.

d’une nouvelle enseigne couvrant 33 pour cent de la surface du mur, comme
l’indique le document 2, et faisant face à la rue Bank, à la propriété située
au 1729, rue Bank, à condition que l’enseigne actuelle soit enlevée.
The applicant has requested a minor variance to Sign By law 2005-439 to install new internally illuminated wall signage occupying 33 per cent of the ground floor west wall of the commercial building at this location. The new sign band would be 1.21 metres high by 30 metres in length across the five existing store front uses facing Bank Street. Wall signs in this District 4 use zone must not exceed of 25 per cent of the total wall area for each storey.
The property is located on the east side of Bank Street just north of Alta Vista Drive (see Document 1). Adjacent uses are commercial to the north, south and west of the site and residential uses located east of this location. Residential uses abut the back of the building. The proposed signage would face Bank Street and would not be visible to residential uses.
This portion of Bank Street is a busy four lane arterial roadway. The building is setback from the property line to allow for a parking area. There is limited space available for all of the commercial tenants on the two existing pylon ground signs near Bank Street.
The new signage area would not adversely affect the design features of this building. The new sign band would be installed on the outward face of the first storey to be in a more prominent area for the existing retails uses, whereas the current sign band is recessed from the main building.
The Department, therefore, recommends approval of this minor variance application.
Standard early notification was provided to community and business groups and adjacent owners. Councillor Hume is aware of the application. Of the other respondents, three were in favour of the proposal and one was opposed to the variance application with the reason of a concern that the approval will trigger future projects for the building that could affect the area.

City Clerk and Solicitor Department, Legislative Services, to notify the agent and the local Ward Councillor of Council's decision. Building Code Services will process the sign permit resulting from the Council direction in accordance with Sign By-law 2005-439.
