The meeting on July 9, 2020 is to discuss the Zoning By-law Amendment application submitted by Brigil to the City of Ottawa as it pertains to the subject property. The property is currently zoned “Residential Fifth Density, Subzone A, Exception 1409” (R5A[1409]) in the City’s Zoning By-law 2008-250, which zoning currently permits as-of-right a residential building to a maximum of 10 storeys, subject to certain site-specific zone provisions that regulate maximum building density and minimum building setback from Jeanne d’Arc Boulevard North. Brigil intends to build a 10-storey residential apartment building containing 214 dwelling units. In order to do so, an amendment to the existing site-specific zone provisions – Exception 1409 – is required to increase the maximum building density from 100 to 126.5 units/hectare, and to reduce the minimum building setback from Jeanne d’Arc Boulevard North from 10 to 7.2 metres.
