Claridge Homes has established a development concept known as the East Flats for five high-rise mixed-use buildings ranging in height from 25 to 45 storeys. The concept includes those lands at 133 Booth Street, 301 Lett Street, and 324 Lett Street.
On July 11, 2018, Council approved Official Plan and Zoning By-law Amendments to permit the development concept including a range of land uses and approximately 1600 residential dwelling units, with a variety of unit types and a component of affordable housing.
The first phase of development will be the podium at 133 Booth Street, including a 30-storey tower near the corner of Booth Street and Fleet Street. The balance of the proposed development is subject to a holding symbol and will not permitted until certain criteria satisfied, such as traffic monitor from phase 1, and satisfying the site-specific policies for the lands.
In March 2018, Official Plan and Zoning By-law amendment applications were submitted to the City for review. The concept includes a range of land uses with approximately 1950 residential dwelling units consisting of a variety of unit types and a component of affordable housing. The concept includes approximately 21,500 m2 of commercial space including a grocery store, restaurants, and other neighbourhood uses. A new park with pedestrian and cyclist connections to the future Pimisi LRT station is also proposed.
