3001 By-law 2024-553 R3Z[3001]    
- For townhouse dwellings whose rear lot line abuts a public lane:
- Minimum lot area: 110m2.
- Minimum rear yard setback: 0m.

3003 By-law 2024-556 R3YY[3003]    
- Minimum front yard setback: 3m.

- Provisions for back-to-back townhouse dwellings:
i) minimum lot area: 84m2.
ii) minimum interior side yard setback: 1.5m.
iii) air conditioner condenser may be located in a front or corner side yard.
3004 By-law 2024-565 TM[3004] S505    
- Maximum building heights and minimum yard setbacks and building stepbacks are as per Schedule 505.
- Permitted projections listed in Section 64 and 65 are not subject to the height limits, setbacks, and stepbacks shown in Schedule 505.
- Minimum width of a landscaped area abutting a residential zone: 0 m.
- Section 60 does not apply.
- Despite Section 111, the minimum required bicycle parking rate is 1 space per dwelling unit.
- A minimum of 6% of residential dwelling units and no fewer than 16 units are to be provided as three or more bedroom units.
- Despite any provision to the contrary, no motor vehicle parking is required.
3005 By-law 2024-559 R4Z[3005]-h   - apartment dwelling, low rise and stacked dwelling, until such time as the holding symbol is removed.
 - The following provisions apply to an apartment dwelling, low-rise, or stacked dwelling:
 i) minimum corner side yard setback: 4.5m.
ii) minimum lot width: 15m.
iii) visitor parking is not required for an apartment dwelling, low rise, or stacked dwelling.
iv) minimum parking space rate for a low-rise apartment or stacked dwelling: 1 per dwelling unit.
v) Subsection 109(11) does not apply for low-rise apartment dwelling or stacked dwelling.
- The holding symbol may not be lifted until such time that the owner enters into a development agreement with the City and posts the required securities for the stormwater management system to the satisfaction of the General Manager of Planning, Development and Building Services.
3006 By-law 2024-560 MC[3006] S506

- Maximum building heights, minimum setbacks and minimum stepbacks are as per Schedule 506.
- Permitted projections listed in Section 64 and 65 are not subject to the height limits identified in Schedule 506.
- Despite Table 111B(a) and (b), the minimum space width for horizontal and vertical bicycle parking spaces that are not stacked: 0.4m.
- Despite Section 111, the minimum required bicycle parking rate is 1 space per dwelling unit.
- Despite Sections 101 and 102, no motor vehicle parking is required.
- Despite Clause 110(3)(b), outdoor refuse collection and refuse loading areas contained within or accessed via a parking lot must be located at least 1.8m from a rear lot line.
- The façade facing Dumaurier Avenue must include at least one entrance serving each residential or non-residential use on the ground floor.
3007 By-law 2024-555 AM2[3007] H(30)    
- For an apartment dwelling, low rise:
(i) Minimum rear yard setback for ground floor columns only: 6.65m.
(ii) Despite Table 185(f), the maximum height in any area up to and including 20 m from a property line abutting a R1, R2, or R3 residential zone: 14m.
(iii) Despite Table 101, the minimum required number of parking spaces for a low-rise apartment: 0.76 per dwelling unit.
3008 By-law 2024-554 R3YY[3008]    
- A maximum of 60% of the area of the front yard, or the required minimum width of one parking space, whichever is greater, may be used for a driveway, and the remainder of the yard, except for the areas occupied by projections permitted under Section 65 and a walkway with a maximum width of 1.8m, must be landscaped with soft landscaping.
 
- Where an attached garage accesses a public street by means of a driveway that crosses a sidewalk, the attached garage must be setback at least 5.7m from the nearest edge of the sidewalk.
 
- A chimney, chimney box, fireplace box, eaves, eave-troughs, gutters, and ornamental elements such as sills, belts, cornices, parapets, and pilasters may project 1m into a required interior side yard, but no closer than 0.2m to the lot line.
 
- Balconies and porches may project to within 0.6m from the side lot line abutting a street and may project to within 0m of an interior lot line and corner lot line.
 
- Any portion of a deck with a walking surface higher than 0.3m but no higher than 0.6m above adjacent grade may project to within 0.6m of a front lot line, side lot line abutting a street and/or corner lot line, and any portion of a deck with a walking surface equal to or less than 0.3m may project to within 0.3m of a front lot line, side lot line abutting a street and/or corner lot line.
 
- An air-conditioning condenser unit may project up to 2m, but no closer than 0.2m to a lot line. And the air conditioning condenser may not be located in a front yard except in the case of a back-to-back multiple dwelling or townhouses with rear lane access but may be located in a corner side yard.
- Section 57 does not apply.
- In the case of a home-based business operating within a townhouse or semi-detached dwelling, a parking space is only required if a non-resident employee works on-site.
- Zone requirements for detached dwellings:
i) minimum lot area: 220m2.
ii) minimum front yard setback: 3m.
iii) Minimum total interior side yard setback is 1.8m with a minimum of 0.6m on at least one side. Where there is a corner lot on which is located only one interior side yard, the minimum required interior side yard setback equals the minimum required for at least one yard.
iv) Minimum corner side yard setback: 2.5m, despite the foregoing, no more than two portions of the building, not exceeding a total floor area of 3m squared may be located no closer than 2m from the side lot line abutting a street.
v) maximum building height: 14m.
vi) maximum lot coverage: 55%
vii) minimum rear yard setback may be reduced to 4.5m for a maximum of 50% of the lot width, the total area of the contiguous rear and interior yards must not be less than 54m2.
viii) for a detached dwelling on a corner lot:
 
a) minimum rear yard setback may be reduced to 2.5m for part of the building that is no higher than 4.5m and any part of the building, excluding projections, located less than 6m from the rear lot line must be located at least 4m from any interior side lot line.
 
b) detached dwellings on corner lots must keep street facing side yards consistent in the quality and detail of the front elevation.
 
ix) The steps of a porch may project 2.5m into a required yard, but may be no closer than:
a) 0.5m from a front lot line and side lot line;
b) 0.2 metres from a side lot line abutting a street; and
c) 0.0 metres from a corner lot line.
 
- Zone requirements for semi-detached and townhouse dwellings: i) Minimum lot area: 120m2.
ii) Minimum lot width: 5.5m.
iii) Minimum front yard setback: 3m.
iv) Minimum interior side yard setback: 1.5m.
v) Minimum corner side yard setback: 2.5m.
vi) Maximum building height: 14m.
vii) Maximum lot coverage: 66%.
viii) Minimum rear yard setback may be reduced to 4.5m for a maximum of 55% of the lot width (limited to 4.5m in height measured from the ground floor to the top of the roof), the total area of the contiguous rear and interior yards must not be less than 30m2.
ix) balconies and porches, including those higher than 0.6m above adjacent grade, may project to within 1m from the front lot line, may project to within 0.6m from the side lot line abutting a street, and may project to within 0.0m of an interior lot line and corner lot line.
x) the steps of a porch may project 2.5m into a required yard, but may be no closer than:
a) 0.5m from a front lot line;
b) 0.2m from a side lot line abutting a street; and
c) 0.0m from a corner lot line and side lot line.
 
xi) any portion of a deck with a walking surface not higher than 0.6m above adjacent grade may project to within 0m of the interior side lot line and/or rear lot line, and any portion of a deck with a walking surface higher than 0.6m above adjacent grade but no higher than the finished floor elevation of the first floor may project to within 0.25m of the interior side lot line.
3009 By-law 2024-558 R4UC[3009]    
- Endnote 12 does not apply for a low-rise apartment dwelling.
-  Minimum required residential parking space rate is 0.4 parking spaces per unit in excess of 12 units.
- Minimum bicycle parking rate: 1 space per dwelling unit.
 
- Minimum corner side yard setback: 2.45m.
3010 By-law 2024-557 R4UC[3010] H(11.5)-c - office, accessory to a permitted residential use  
- Existing Average Grade is measured pursuant to Clause 139(5)(b). Where an existing building is located where the measuring points are intended to be taken from, the nearest available existing measuring point can be used instead.
- Subclause 161(16)(b)(i) is not applicable.
- Minimum lot width for a low-rise apartment: 14.10m.
- An interior yard area required by Clause 144(5)(b) is not applicable.
- A garbage and recycling accessory structure is permitted to be located 0m from the principal building and be set back 0m from the westerly interior side lot line.
- A bicycle parking enclosure is permitted to be located 0m from another building and be set back 0m from the westerly side lot line and rear lot line.
- Despite any provision to the contrary, no motor vehicle parking spaces or visitor parking spaces are required.
- Subsection 141(4) is not applicable.
3011 (By-law 2025-031) MC20[3011]S507    
- Minimum of 50% of the surface area of the ground floor façade of a non-residential use and of a residential use abutting Area B or Area C on Schedule 507 must be comprised of transparent glazing.
- The part of the building abutting Area C on Schedule 507 must include at least one entrance serving each residential or non-residential use occupying any part of the ground floor.
- A warehouse use limited to self-storage is permitted only when abutting Area D on Schedule 507.
3012 (By-law 2025-031) MC20[3012]S507    
- Minimum of 50% of the surface area of the ground floor façade of a non-residential use and of a residential use abutting Area B on Schedule 507 must be comprised of transparent glazing.  
- Despite Schedule 507, the following maximum building heights apply:
(a) In any area up to and including 20m from a rear lot line abutting a residential zone: 14m.
(b) In any area over 20m and up to and including 40m from a rear lot line abutting a residential zone: 30m.
c) In any area outside of the areas identified in (a) and (b): per Schedule S507.
3013 (By-law 2025-031) MC20[3013]S507     - Despite Schedule 507, the following maximum building heights apply:  
(a) In any area up to and including 20m from a rear lot line abutting a residential zone: 14m.
(b) In any area outside of the areas identified in (a): per Schedule S507.
3014 (By-law 2025-031) MC20[3014]S507     - Despite Schedule 507, the following maximum building heights apply:
(a) In any area up to and including 20m from a    rear lot line abutting a residential zone: 14m.
(b) In any area over 20m and up to and including 30m from a rear lot line abutting a residential zone: 30m.
(c) In any area outside of the areas identified in (a) and (b): per Schedule S507.
3015 (By-law 2025-014) R4Z[3015]     - Minimum required number of resident parking spaces for a low-rise apartment: 1 per dwelling unit.
 
 - Despite Subclause 109(3)(a)(i), parking may be established within a required or provided front yard.
 
 - Despite Section 162, Endnote 6, interior side yard setback: for any portion of a building located within 23m of a front lot line, the minimum required interior side yard setback is as follows:
i) where the building wall is equal to or less than 11m in height: 1.5m. ii) where the building wall is greater than 11m in height: 3m. iii) in all other circumstances: 6m.
3016 (By-law 2025-014) R3XX[3016]     - Minimum front yard setback: 3m.

- Despite anything to the contrary, buildings, accessory parking, driveways, yards, and landscaping existing as of February 12, 2025 are deemed to comply with the Zoning Bylaw.
