The City of Ottawa is seeking a suitable tenant for the second-floor commercial space located within the Ray Friel Recreation Complex, 1585 Tenth Line Road, Ottawa, Ontario. Approximately 3,110 rentable square feet of commercial space is available for immediate occupancy as shown in Schedule “A”.

The space was previously built-out and operated as a restaurant. The space has some existing restaurant improvements including; walk-in fridge and freezer units, hook ups for gas and kitchen ventilation, grease trap, dumbwaiter, keg room, plumbing for kegs and bar.

The space recently received new improvements including demolition of outdated seating/booths, leveling of the floor, and fresh paint. The landlord has plans to install new LED lighting.

The Ray Friel Recreation Complex is a high-traffic complex with year-round operations and more than 125,000 members visiting the complex per year. The Complex features the following:

  • 3 NHL sized arenas with minimum 500,000 players per year
  • 20,000 sq. ft. fitness centre with state-of-the-art training equipment
  • More than 40 fitness classes per week including; Yoga, Pilates, HIIT, TRX, Bootcamp, Zumba, Cardio & Strength, Cycling, Aquafit and more
  • Wave pool featuring 25m lane sectioned pool, diving tank, whirlpool, sauna, and canteen
  • 200 weekly camp participants during the summer season

Lease Area

Rent is based on approximately 3,110 rentable square feet on the second floor. Space features multiple entrance/exits, washrooms and some existing improvements. No furniture is included in the space.


The net rental rate for the space is negotiable. The tenant would agree to pay its portion of operating costs and all applicable Federal, Provincial and Municipal taxes, charges and assessments that may be levied against the premises as a result of the tenant’s occupancy.


The tenant will be required to enter into a Lease Contract with the City of Ottawa subject to approval by the Ottawa City Council or its delegated authority.

The proposed period of contract will be for a five (5) year term, but can be flexible depending on the needs of the tenant.
