Homeowner

The Ontario Renovates homeowner program provides financial assistance to low-income seniors and to persons with disabilities for essential repairs and accessibility modifications to support independent living.

Financial assistance up to a maximum of $20,000 is available in the form of:

  • A 10-year forgivable loan of $15,000 to make essential home repairs and/or  accessibility modifications
  • A grant of $5,000 for accessibility modifications only.

Before you begin

Funding

  • To earn loan forgiveness, you must own and live in the house for 10-years after the repairs or modifications are complete
  • The loan amount and the grant amount together must not exceed $20,000
  • Verified project quotes are required for loan/grant funding
  • Any repairs performed prior to loan/grant approval are not eligible for funding
  • Funding is limited and will be available on a first-come-first-served basis until March 31, 2025

What you need

In order to apply, you will need to provide the following documents:

  • Completed application form with all required signatures
  • Copy of government issued photo ID for all homeowners and household members
  • Copy of property tax paid up-to-date
  • Verification of home’s assessed value or MPAC (Municipal Property Assessment Corporation)
  • Canada Revenue Agency Notice of Assessment for all household members over 18 years of age (most recent)
  • Copy of paid up-to-date house insurance
  • Government disability document or doctor’s note stating disability for homeowner under 65 years of age
  • Confirmation or verification of all liquid assets

Eligibility

You may be eligible for Ontario Renovates homeowner assistance if:

  • You own a home in the City of Ottawa as your sole and principal residence
  • Your maximum home value is at or under $670, 908, according to property tax and MPAC assessment
  • You are 65 years of age or older
  • You have a disability
  • You live with a senior or a person with a disability
  • Your household total gross annual income meets or is below the following amounts based on family size:

Two persons $53,400.00
Three persons $65,400.00
Four persons $78,400.00
Five persons $88,400.00
Six persons $99,350.00
Seven or more persons $109,000.00

Eligible repairs

Eligible repairs may include:

  • Primary Heating
  • Doors
  • Windows
  • Foundations
  • Roof
  • Walls, floors and ceilings
  • Plumbing
  • Electrical Septic systems
  • Well water and well drilling
  • Fire safety
  • Doorbells or fire alarms

Accessibility modifications

Eligible accessibility modifications may include:

  • Ramps
  • Handrails
  • Chair and bath lifts
  • Height adjusted countertops

What's next

After you apply, Housing Services will contact you to review your application. You may be asked to provide documents that are missing.  You must provide this information as a condition of your eligibility.

Use of funds

Funding can only be used for the purposes outlined in the Funding Agreement with Housing Services. If the cost of the necessary repairs or modifications is more than the maximum amount of the grant and/or loan provided, the homeowner is responsible to cover the additional cost.
