  • any developments for which site plan approval has been granted prior to November 14, 2012,
  • development that does not exceed a maximum f.s.i. of 1.0:
  1. 195(3)(a), 195(4)(c)(iii), 195(4)(d)(iv), 195(4)(e)(iv), 195(4)(f), 195(4)(g)(ii), 195(9), 195(7), 195(8),195(13), and 196 do not apply,
  2. required parking may be located in the adjacent TD2[1986] zone;
  3. minimum required number of parking spaces is 2.5 per 100 m2 of gross leasable floor area (GLFA);
  4. maximum permitted number of parking spaces is 4.85 per 100 m2 of GLFA;

    2. notwithstanding the provision directly above, the maximum GLFA for all retail uses may exceed 139,000 m2 when building(s) are provided along the easterly edge of the property, that contain at grade level permitted non-residential uses with direct pedestrian access to St. Laurent Boulevard, covering a minimum of 20 metres of the buildable area measured westerly from the lot line abutting St. Laurent Blvd. and for a minimum distance of equal to 65 per cent of the frontage along St. Laurent Blvd., and of 65per cent, a minimum of 30 metres measured southerly along St. Laurent Blvd. from Coventry Road must be occupied by building(s);
